Architectural Redline Markups for Renovations and Council RFIs

22 October 2026 8 min read

An architectural redline markup is a set of notes on a floor plan that already exists. A renovator, a builder on site, or a council request for information uses those notes to say what the next issue should change: a wall removed, a kitchen made longer, a window moved, or the exact item the request named. This guide is about that markup only: the architectural revision, not the licensed-area plan a venue lodges for a liquor licence.

The licensed-area plan is a different document. Liquor Control Victoria describes it on Red line plans for licensed areas. When the request says liquor, licence or licensed area, start with the liquor licence checklist for Victoria and order the drawing from liquor licence redline plans. That liquor redline is $499 flat, with a 48-hour turnaround, issued as DWG and PDF, when usable existing plans already exist.

When the job is the architectural markup instead, it is still prepared on redline plans and issued as DWG and PDF. Architectural and council redlines are a free quote. If there is no reliable plan to mark up, site measurement and as-built drawings in Melbourne come first and are a free quote. A call-out fee applies to a site visit. We do not publish the amount.

What Is a Redline Plan?

A redline plan is a marked-up version of an existing architectural drawing. It shows proposed changes, additions, or modifications using red ink (traditionally) or coloured annotations on top of the original plan.

Think of it as a "before and after" overlay, the existing plan shows what's currently there, and the red markups show what you want to change.

Common Uses for Redline Plans

1. Renovation Planning

When you're planning a renovation, a redline plan is the fastest way to communicate your changes. You take the existing floor plan and mark up what walls you want to remove, where new rooms should go, and how the layout should change.

2. Builder Markups

Builders often create redline plans on site to communicate design changes to their drafter. These might show revised room sizes, moved windows, or adjusted layouts based on site conditions.

3. Client Revisions

During the design process, clients often sketch their preferred changes on printed plans. These marked-up drawings become the brief for the next revision.

4. Council Responses

When council requests changes to submitted plans, redline markups clearly show what needs to be modified before resubmission.

What Should a Redline Plan Include?

A useful redline plan should clearly show:

  • Existing elements to be removed, typically shown with crossed-out lines or a "demolish" notation
  • New walls, rooms, or features, drawn in red or another contrasting colour
  • Dimensions, key measurements for new or changed elements
  • Notes, explaining the intent of each change
  • Date and revision number, tracking which version of changes this represents

How Redline Plans Save Time and Money

Clear Communication

Redline plans eliminate ambiguity. Instead of trying to describe changes in words, you can show exactly what you mean on the drawing. This reduces misunderstandings and rework.

Faster Revisions

When you provide a clear redline markup, your drafter can implement the changes quickly. Vague instructions like "make the kitchen bigger" require back-and-forth; a redline showing the exact new dimensions doesn't.

Reduced Costs

Fewer misunderstandings means fewer revision cycles. Fewer revision cycles means lower drafting costs and faster project timelines.

How to Create a Redline Plan

You don't need to be an artist to create a useful redline plan. Here's how:

Option 1: Print and Mark Up

Print your existing plans, grab a red pen, and draw your proposed changes directly on the plan. Take a clear photo or scan when done.

Option 2: Digital Markup

Use a tablet app (like GoodNotes, Notability, or even your phone's photo editor) to annotate a PDF of your existing plans.

Option 3: Hand-Drawn Sketch

If you don't have existing plans, draw a rough sketch showing your existing layout and proposed changes. It doesn't need to be to scale, just clear enough to understand.

Tips for Better Redline Plans

  • Be specific, include dimensions where possible
  • Use contrasting colours, red for new work, blue for demolition (or whatever system works for you)
  • Label rooms, especially if room functions are changing
  • Note materials, if you have specific material requirements, note them on the plan
  • Include reference images, photos of what you want to achieve can be incredibly helpful

Upload Your Redline Plans Today

Whether it's a quick sketch on the back of a napkin or a detailed digital markup, we can work with it. Arya Designs prepares redline plans as DWG + PDF. A liquor licence redline is $499 flat when usable existing plans exist, with a 48-hour turnaround. Site measurement and as-built drawings in Melbourne are a free quote if the base plan is missing, and a call-out fee may apply to the visit. Architectural and council revision redlines are a free quote.

For the licensed-area drawing, keep going with the liquor licence checklist Victoria, DIY vs professional liquor redline plans, and how a liquor redline uses PDF and DWG. A finished hospitality example is the red line plan for Coltivare in Camberwell. Redline markups are also used to document older, unpermitted structures so they can be recorded. If you are choosing between a markup and a full set, read redline plan vs full permit drawings.

Send the marked-up plan, or a short description of the change, and we will tell you which track it is.
