What On-Site Measurement Actually Involves

A site measure typically covers the full building footprint, internal room dimensions, wall thicknesses, window and door openings, and any relevant boundaries or site features. For commercial properties, it also captures the detail needed to apply a measurement methodology like the PCA Method of Measurement, columns, service risers, and the internal face of enclosing walls.

Why Not Just Measure From Photos or Old Plans?

Existing plans go out of date the moment a wall moves, a room gets added, or a renovation changes the layout, and photos simply can't give accurate dimensions. Working from outdated or estimated information is the single biggest cause of costly errors later, whether that's a floor plan that doesn't match the real property, or a commercial area figure that doesn't hold up to scrutiny.
